Todayβs guest on the Millionaire Secrets podcast, "How To Achieve Financial Freedom In 10 Years Or Less", is Jimmy Vreeland.
Jimmy is co-founder of Cashflow Tactics, owns a real estate investment company, and has flipped over 100 houses in a single year.
Jimmyβs also a US-Army Ranger veteran, having served in the theaters of Iraq and Afghanistan respectively.
Itβs in Afghanistan that Jimmyβs entrepreneurial journey started.
After reading the book Rich Dad Poor Dad, by Robert Kiyosaki, Jimmy began sending money home for his mother and brother to buy up property rental deals.
Leaving the Rangers, he didnβt jump straight into entrepreneurship.
In fact, he grabbed a 9-5...
Working a high-paying corporate sales job selling medical equipment. On the side, he continued to build up his growing empire of property rentals, until one day...
After 9 years in the army, and 8 years working a 9-5, he finally decided to take the leap of faith intoβ¦
...entrepreneurship.
By this time heβd grown his portfolio to 60 rentals.
Sounds impressive. And it is. But as full-time businessman Jimmy started to scale to 100 rentalsβ¦
...this is when the entrepreneurial world dealt him his first hard lessons.

Financial Freedom: A Proven Path to All the Money You Will Ever Need Paperback β Illustrated, April 7, 2020
by Grant Sabatier (Author), Vicki Robin (Foreword)
4.6 out of 5 stars
The International Bestseller
"This book blew my mind. More importantly, it made financial independence seem achievable .I read Financial Freedomthree times, cover-to-cover."
--Lifehacker
The money is endless. The time isn't. Be financially independent as quickly as you can.
In 2010, 24-year-old Grant Sabatier woke up to discover his account had $2.26 in his account at the bank. In the next five years, he was able to boast an net worth of more than $1.25 million. CNBC started declaring the man "the Millennial Millionaire." When he was 30, he was able to achieve financial independence. In the process, he discovered that the majority of the conventional wisdom regarding the work-life balance, finances and retirement is wrong, insufficient or even out of date.
Financial Freedom is an easy way to earn more money in a shorter amount of time, giving you more time to do your passions. It challenges the conventional story of working for decades at in a 9-5 job, scrounging for pennies and finally , achieving the right to retire at the age of 65. It instead gives readers a new perspective to forget everything you've learned about money , so that you can live the life you've always wanted.
Sabatier provides surprising, non-intuitive tips on subjects such as how to:
* Start side hustles that are profitable that you can convert into income streams that are passive, or full-time business ventures.
* Spend less money and don't give away what makes you happy
* Get more from the employer you work for than believed was possible
* Get around all over the world for less
* Live your life for free, or better yet, earn money with your living situation
* Make a basic portfolio of money-making which requires no adjustments
* Be creative. There are many ways to earn cash, yet we can't recognize them.
Most important, Sabatier highlights that, even though the potential to make money is unlimited, the capacity to do so in time isn't. There's a limit to the amount savings you could make, however there is no limitation the amount you can earn. There's no reason to spend your time at work they do not like or fretting about how to keep a roof over their heads. One of the most surprising things is that There is less money needed in order to "retire" at age 30 than at 65.
Financial Independence isn't just an endless list of tips to follow in order to make money quickly. It's a pragmatic guideline for living life on one's own terms as quickly as is possible.

Financial Freedom by Grant Sabatier has woken me up from years of brainwashing by the status quo model of creating wealth. Grant not only shares his own experience of how he created financial independence early he provides the strategy and tools for me to do the same. As a full time single father, I consider this book to be the most important handbook to creating financial stability for myself and other parents or single adults. Thank you Grant.

Different approach to personal finance

I usually don't take the time to write a review and this particular case wanted to do it; although, I'm not done reading. What like about this book is that is not only about how to manage personal finance. It's also about challenging they way people think about money and how make money. In today's society people won't get ahead by just following a money management plan, but by mastering it and increasing income. This a great guide to define what this means for you and how to go about it. Very easy to read book!

Finally! A useful guide to personal finance!
Reviewed in the United States on December 14, 2020
This book actually takes you through the numbers of how he got to financial freedom/wealth. Unlike so many other books its not just full of common sense advice, most of it is applicable to YOU (and me). I liked so many things about this book that I bought one for every member of my family, honestly I bought 8 copies. I'd stay away however if you are easily overwhelmed by numbers, if you are a complete novice, or if you want specific investing advice.
Pros:
- focuses on the numbers that back up his approach to financial freedom & done in a step-by-step process starting with how you define what financial freedom is for you, figuring out the number in which you need to achieve that goal then finally goes into HOW to get there, including multiple up-to-date options like side hustles, optimizing your regular job, investing real estate, the stock market and more.
- unique and applicable way to apply this to your life. I actually feel like i got a lot out of this book.
Cons:
- He assumes a certain level of financial understanding, if you are a complete novice or don't understand the terminology probably you should wait on this one.
- Its for a broad audience, if you have a special situation that you have a few questions on this is not the book.
- beginning is a lot of math and soul searching. If you want a get-rich-quick or "just follow these 3 steps" this is not it. You really have to do what he asks you to do, which involves lots of thinking & heart-to-heart with yourself and a calculator. To be honest- I felt this part of the book was too long-- necessary but long.
I felt this was a perfect companion book, to "Your Money or Your Life." With these two books you are probably set for some serious changes in your financial world.

I love reading stories of people accomplishing AMAZING things with sheer determination and grit. To go from basically nothing to 1.25 million by 30 is CRAZY!! Reading this blueprint, so my husband I can continue to strive towards our goals,is more helpful than I thought it would be. Iβm still reading it, but I can already tell how much valuable content we will get from this book. As millennials ourselves, I have to say that you are truly an inspiration for us. Thank you!
Edit: Love all the information on side hustling and hacking your 9-5. I think that is a major key to being able to βretireβ early or become FI and not having to withdrawal principal from your portfolio. I see some of the reviews that recommend seeing professionals for tax advice and such. While itβs true that itβs wise to consult professionals for things such as tax advice, estate planning etc., this is still an amazing read that will motivate people to not give into the status quo. I think he gets that point across very well. Always read as much as you can about something you are trying to achieve. That goes without saying for everything.

Could not put it down. Grant has an amazing ability to put things into context that non-technical, non-financial, non-mathematical people can easily understand. He had a way of putting into words what I have been feeling for at least the last 3-4 years, just didn't know how to get it out. Even better than the book itself, is the community that is growing parallel to it. I've already joined the Facebook group, and had a really great email exchange with Grant himself! He cares about the people, and truly wants to help. It's so refreshing, and honest, unbiased, and easy to digest. Could not recommend more. Thank you, Grant, for showing us the path. Time to read it a second time and build out my exact plan!

I am fortunate/blessed to received unexpected good news recently of more money coming my way from my university employment and other blessings that are going better than I originally planned/expected and I decided to check out this kindlebook Financial Freedom: A Proven Path to All The Money You Will Ever Need by Grant Sabatier (author) Vicki Robin to ensure that I fulfill my determined intent to be a more resourceful/wiser steward of my blessings and money financial prosperity for both the present and future (although I did purchase this kindlebook by March 26 2020 via amazon with money made from university employment). Anyhow the following details are some of the tidbits contained in this Financial kindlebook: the authorβs employment/money background that shaped his career, money, and personal life evolution. Although the author does have some employment history in the Washington D.C. area he builds a persuasive case on why looking at the location of where a person resides is a significant piece of the puzzle, the cost of housing, ways to live rent-free while still maintaining some semblance of independence/freedom (please know that I completely understand that for some people it makes sense to live with family members if you are close to them/get along with andor they live in an area of a strong job market), the author covers transportation costs and the three expenses covered in that category, the art of travel-hacking, the author explains what he means by current market value and some ideas for a person to eventually raise/increase their current market value, separate short term and long term investing goals, the author explains about a sep ira, the authorβs chapter on real estate investing, the author mentions what he is communicating in regards to daily, weekly, monthly, quarterly, annual habits and more.

A book on how to optimize your personal finance engine
Reviewed in the United States on February 11, 2019
This book covers common and proven personal finance methods but also avoids the βone size fits allβ model. Grant acknowledges that everyone has unique priorities and desires when it comes to our day-to-day spending as well as our long-term retirement aspirations. With that in mind, he provides a framework for how to best optimize and refine our money-making (and money-saving) engine by introducing ideas on how to reduce expenses, increase savings, and maximize our (limitless) income potential in a society where we no longer NEED to trade our limited time for money. Great, easy, and inspiring read.

The short version
----------------------
If you have read the synopsis and gotten as far as reading the reviews, buy the book. Even if you already know the terminology around finance, Financial Freedom's biggest strength is its power to motivate you. After reading the book, every night I have gladly worked on implementing strategies recommended by the author, Grant Sabatier. Read the book, make notes of your questions, then join the Financial Freedom Facebook group to ask the author himself or some of the other very knowledgeable people there how you can make financial freedom happen for you. Get started on your journey ASAP!
The longer version
----------------------
If I could reverse time, I would have read this book in my 20's. I would absolutely encourage anyone in their 20's or 30's (especially if you don't yet have or aren't planning on kids) to follow Mr. Sabatier's advice to the best of your abilities. His book breaks down the mystique around finances for young people and gives them step-by-step goals to work toward in a way that is digestible and not paralyzingly complicated. This is incredibly informative for people who didn't grow up with finance savvy parents or whose education didn't include the faintest trace of managing money (yes, I am looking at you U.S. public school system...). I wish I had gotten this as a college graduation gift!
This doesn't mean that if you aren't in the above mentioned "ideal" reader group that all is lost (Disclosure: I am almost 40 with a family) but it does make some of the advice more problematic to act on. I still found many of the suggestions in the book valuable. With that said, I feel pretty confident that anyone interested in early retirement will find something of value in the book.
Grant (and you do start to think of him as your personal friend, Grant, because he is so relatable and down to earth) lays out his personal finance situation in a way that will resonate with most people. All of us have been pretty dead broke at one point in time or another. What we haven't done, that Grant has, is to find the right way to make our money work for us. The terminology alone for dealing with finances can seem confusing and overwhelming.... 401k, Traditional IRA, Roth IRA, REIT, oh my! Financial Freedom may not answer every question you have on finances but it will help you get informed enough to start asking the right questions. Grant's personal story will get you thinking about your own light at the end of the tunnel. What does retirement look like to you? When do you want to achieve that? 10 years? 20? How hard are you willing to work to get there sooner? The author gets you really thinking about the answers to questions like these.
What makes the experience of reading Mr. Sabatier's book truly exceptional is that the conversation he starts with you in the book doesn't have to end when you finish reading it. He is fostering a community for people whose curiosity has been sparked so we can continue the financial freedom conversation on a more personal level. His Facebook group is there to help support you, the reader, as you start to implement changes in your life on your journey to financial independence. Despite being on book tour, he is actively answering questions in person on the Financial Freedom Book group. I commend Mr. Sabatier on his efforts to reach people. He seems to truly care about helping as many people as possible.
In summary, there are other books out there that have some of the same advice in them but Grant Sabatier's book is enjoyable to read. He's done the hard work already of sifting out the most important things you need to know and what you need to act on now. Financial Freedom is not an encyclopedia of financial knowledge, it's the Cliff's Notes. It will not answer every question you will have about gaining financial independence but it will absolutely make sure you are on the right track. The best part about reading it, you will be motivated to get your party started!

So I haven't even finished reading it yet, but I already love this book. I feel like I still get good advice while being more motivating than The Millionaire Next Door.
I do still recommend reading the 3 star reviews. Yes, I am under 30 so a lot of the long term stuff is applicable and exciting for me. Of course always get an accountant or other advisor when it comes to taxes or other serious matters. Every book out there is going to have something out of date in it. That's just how all print is now that we live in a digital age.
Great book for anyone looking to improve their financial future
Reviewed in the United States on March 3, 2020
The negative reviews for this book were a little confusing for me to read. It's a great book with lots of good ideas and it's written in a way that is informative and engaging without being douchey or pompous like many books on money seem to be. I found it to be a great read, chalk-full of ways to improve my financial life. Although Grant was admittedly pretty extreme in his journey to financial freedom, he also repeats over and over again to adapt these strategies to your own life in a way that works for you. He's not telling you to Uber drive your way to being a millionaire; He's giving you the tools necessary to figure out your own path to financial freedom. Not every page had something I plan on adapting into my life, but there were plenty of pages that did. We are all different and Grant has compiled a ton of great ideas to help as many people as possible. You can argue tax optimization and asset allocation all you want, but if that's your major gripe with this book-you completely missed the point.
I don't personally plan on ever "retiring" in a traditional sense, but I'll be damned if I ever again have to work I job I hate just to make enough money to live another day/week/month. My quick and dirty advice: Buy this book, read it slowly while considering what you want your life to look like and spend some time thinking deeply about how to get there. After that, find another book/blog/podcast to keep your mind and momentum going in the direction of progress. You will be glad you did.

Best Financial Independence Book I Have Read
Reviewed in the United States on February 24, 2020
I've read quite a few FI books and this is far and away the best. Why is it the best? Because Grant gives you step by step actionable items. No vagueness. Do these things in this order. Almost a recipe if you will. It is very much to the point. A lot of authors seem to want to up their page count with a lot of fluff and filler. To all would be authors out there guess what? I would pay the same if not more for a book with fewer pages that just gets to the point. I don't think I'm alone in that either. Number of pages does not equal more value. People (myself included) don't do the math on how many pages I'm getting for my money. It's a book not a bottle of shampoo. I have already implemented several of Grant's suggestions. Thank you Grant for taking a huge world of information and condensing it down to a practical how to guide.

A must read and follow book for anyone in creative field. We, as creatives, already have the passion for what we do. We, however, get underpaid for creative work. This book will help you shift your thinking into viewing yourself as a creator not only of your art, music, etc. but also as the creator of content - art classes, webinars, mentoring, you name it. It will give you ways to structure your life in a way that will allow you to continue with creative work and not be "a starving artist".
"Financial Freedom" is absolute perfection
Reviewed in the United States on March 1, 2019
The part I liked the most was how Grant explains and motivates the reader to aggressively pursue "additional income", with which to invest, in addition to money from your regular job. He does a great job in laying out a plan to reach Financial Freedom sooner rather than later. His "additional income" ideas are practical and very current-day. Prior to this book, my two favorite books were "The Millionaire Next Door" and "Rich Dad Poor Dad". Grant's book does a much better job of putting it all together, tackling the goal from all angles, like you would a business: Spending Less, Earning More, Investing more, coupled with advice on "where" to invest . His plan just happens to be the plan I have followed through most of my working life, and it has worked wonders for me. Just follow his advice and focus on daily, weekly, monthly goals. In the beginning, progress will seem slow. However, it won't be long until your passive income (investments) start producing more than you earn at your day job. That's when the fun starts and you'll probably wish you could have started even sooner. I could go on and on, but I think you get the idea.

The best return on investment is your life
Reviewed in the United States on May 11, 2021
This is a very inspiring book for those who are interested in working towards living a life they want, not living a life of work. While the principles in this book are life changing, it will not come without putting forth the work required up front. Like anything in life you get out what you put in. This book will direct you in a way that allows you to work smarter, not harder. I strongly encourage this book to anyone, but in particular a high school or college aged person as they could have the greatest impact from this knowledge. Let that not discourage you from reading this at any age, because the knowledge inside, if applied, can add years of freedom to your life. Is that not what we all want? To be free to make our own decisions and dictate the way each and every day flows. Work hard so you can play hard.
5 stars was the most I could give, but it's deserving of 6+ stars!!!

One-stop-shop for a headstart on Financial Independence
Reviewed in the United States on June 19, 2019
It's hard to write on the subject of financial freedom nowadays because a lot of people are jumping on board and writing their own books on the subject. Every book, by definition will have overlap with other books. That being said, there were many ideas in this book that were not unique to any epiphany that Grant may have had.
However, his book was highly influential in two main aspects: 1) the emphasis on time having a significant amount more importance than money, and 2) that money is truly infinite; you are only limited by your own ingenuity, drive, and determination. I also likely that he did not put a sole emphasis on stocks or real estate, but also businesses and side hustles. He highlights the many paths to building wealth as quickly and efficiently as possible.
It was a one-stop-shop for learning about how to view money as a tool to create freedom for yourself. Highly recommend!

I purchased this book because as a millennial I wasn't sure how I would ever get out of my student debt. Before reading this, I truly didn't think about money in the way the author describes. He actually makes you take stock of your own financial picture, which I desperately needed to do. He actually teaches you how to change your relationship with money as well and not in a hokey whoo whoo kind of way, but he gives practical advice on how to stop fearing money. I think this is an easy read and does change your concept of money.

I heard about the book about a year ago but it wasn't until Grant's name came up again in one of my go-to podcast that I decided to buy the book. For some reason I just clicked with his energy and tone. The way he breaks down the topics makes sense to me. Honestly the book gave me relief of the guilt that I have been carrying about not being fully committed to the FI lifestyle that makes headlines. Grant clearly points that you choose your level of financial freedom and that whatever you choose is okay.

Iβve read this book twice and honestly purchased it for three family members because I think Grant is so spot-on. I swear his way of explaining finances speaks to our generation (younger) like not other author Iβve found! Definitely recommend!

My goal is to turn the price of this book into a million dollars! This book is cheap compared to the price of the information thatβs inside it! Consider this a bargain! Grant does a great job articulating his path and what others can do to change thereβs. Very inspiring but at the same time very practical. Relentless hard work is needed to attain Grantβs level of success and he clearly lays out the steps so anyone can achieve even a portion of what he has and escape financial stress. Iβm going to read this every year for the rest of my life!

Let me start by saying this is not my first book on personal finance. Having read more than 10 books on the topic I was really impressed with Grant's writing. One can tell that a lot of work was put into this. This book is filled with actionable advice. The book both helps to motivate one on the path to FI while also providing a road map. Overall I really enjoyed this and would recommend to anyone looking to increase financial knowledge.

Makes a nonbeliever into a believer
Reviewed in the United States on April 23, 2019
I had been into personal finance for a few years now and this book can be called Personal Finance textbook.
I read it and gave it to my friend who started making better financial decisions instantly. I kept telling him about the importance of time over money, or saving , or investing with 7% return for a while but he would just smirk at all of my advices. This book finally made him a believer. And I am getting another copy just in case I need to guide another person in the right direction ;-)

No matter where you are on your financial journey, I assure you, you will get a ton out of this book. This is one of the few financial books I've read that actually gives you all the information instead of trying to up-sell you just to make more money. My wife and I both read it and it has completely changed the way we look at money and are excited for the doors it has and will open up. I hope to meet Grant on his next tour.

Could not put this book down until I finished it. Step by step instructions from someone who's been there. It was good to read something from a point of view of someone had nothing and picked himself up by the bootstraps. Lots of people won't tell you exactly what they invest in, but he does. He gives great tips and advice! This will be a go to book for future generations!

I really liked details and info.
On the downside it a little bit boring. When the simplest details are being explained. All chapters have examples and real life stories but they look the same.
Last chapter is awesome and inspiring.
